GENERAL REGULATION PLAN OF CITY MUNICIPALITY OF PALILULA-STAGE TWO, AUGUST 16

The draft of the general regulation areas of Municipality of Palilula - the second phase, which is given to public scrutiny from 18th of July 2013. can be seen untill 16th of August 2013. at the premises of the city's Department of Planning and Construction, and also in the hall of the Municipality of Palilula Nis. Objections to the draft of this document may be submitted by citizens of Nis at the City administration - Office of Planning and Construction, Generala Tranijea street 10, within the specified time. At a public meeting of the Planning Committee of Nis, which will be held on 11 September 2013. at 11 am in room 29 Assembly of Nis, at Nikola Pasic street 24, all received proposals and comments will be summed. According to Boban Džunić, President of Municipality of Palilula, it is very important that our citizens take an active part in the public debate related to Creation of general regulation-Palilula (second phase).

We are a municipality that has adopted high standards of work quality - ISO 9001-2008 and our commitment to being a responsible organization of the local government of the City of Nis directs that we constantly monitor the needs and be responsive service to our citizens. The General Regulation (phase) includes part of Palilula and most of the cadastral area of Suvi Do and cadastral parts of the Nis Skull Tower and KO Gabrovac. Coverage Plan is 1303.88 hectares ;KO Skull Tower, Nis 960.68 hectares; KO Suvi Do 341.69 hectares, KO Gabrovac 1.32 hectares. The concept design of the plan, according to the processor of the Plan (Planning Institute), is based on respect for fundamental set of goals and program elements of the established plans. The main objective of planning and construction at the plan is to raise the quality of life and work of citizens. This goal will be achieved by realization of program elements: household furnishing, construction of public services, reconstruction and repair of building fund, providing office space for the location of new business, manufacturing business and business-production and commercial complexes; providing more sites for housing, adapted to the needs residents of a different type of construction.

Within the general regulation plan a suburban center in the village of Suvi Do is designed. Local centers will serve the purpose to relieve pressure on the major urban centers and within them there will be developing of the facilities of trade, service industries, education and the like. Area Plan is divided into eight urban complexes; with consideration for the basic directions of traffic, construction area, the predominant use of space, intended use, functional connections within the unit, historical and environmental characteristics. These are: Area "A" of 214.66ha - the eastern part of the Gorica; Area "B", an area of 35.14 hectares - situated at Apelovac (whole northeast of Mokranjac Street and west of Zetska street), Area "V" of ​​86.84 ha - Red Star resort and the western part of the settlement Gabrovačka reka; Area "G" of 160.68ha - the eastern part of the settlement Gabrovačka reka, the southern part of the settlement Trosarina and the settlement Delijski Vis; Area "D" of 133.11ha - work Zone "East" – space within "Electronic Industry", the northern part of the residential area of Suvi Do, Center for Viticulture and power substation Nis-2; Area "Đ", an area of 164.25 ha - the southern part of the settlement Gabrovačka reka with the weekend zone in the southwestern part of the Plan; Area "E" of 48.27 hectares - a village of Suvi Do, where the whole zone is defined as the zone of suburban village center Suvi Do; Area "F", an area of 460.94 ha - forests and agricultural land.

Otherwise, ZONE areas of general regulation are as follows: residential zone; Business and residential areas; Business and Industrial Zone; Hospitality and Tourism; Religious buildings; Roads and terminals; Public Service; utility services, sport and recreation; Green and open spaces; Special Purpose lands; agricultural land, forestland, water surface, and Floodplains.
